Co-operative Housing. You don't buy the flat; you buy a "share" in the building.
Pros: Purchase price is artificially capped (max-price). Monthly costs are low.
Cons: Waiting lists are years long. No Mortgage (only higher-interest bank loans).
🏛️ Ejerbolig Analysis
Owner-Occupied. This is the "free market" apartment. You own it 100%.
Pros: You can rent it out freely. You get 100% of the appreciation.
Cons: Extremely expensive (DKK 60k/m²). You pay the full "Boligskat" (Property Tax).
The 2024 Tax Reform (Boligskat)
The rules changed in 2024. If you buy now, you pay the "New Tax".
- No Discount: Owners who bought before 2024 got a "Tax Freeze" (Rabat). As a new buyer in 2025, you pay taxes based on the current high valuation. This can mean DKK 3,000+ extra per month in taxes compared to your neighbor.
- Lower Rates, Higher Value: The tax rate dropped (from ~0.92% to ~0.51%), but the assessed value of apartments skyrocketed. Net result: Taxes are roughly the same or slightly higher for new buyers in Copenhagen.
