Frequently Asked Questions

Is the metro reliable?

Yes, surprisingly. The Athens Metro is clean, safe, and efficient. Line 4 (Under Construction) is causing disruptions now but will massively boost property values in Galatsi and Kypseli when it opens (approx 2029).

Do I need a lawyer?

Absolutely. Do not buy without one. Greek property titles can have "legal weights" (burdens) going back generations. A lawyer must do a "Title Search" at the Land Registry (Hypothikofylakeion) to ensure the deed is clean.

What about earthquakes?

Greece is seismic. Buildings built after 1985 (New Antiseismic Code) are very safe. Commercial buildings being converted to residential often require structural reinforcement, which adds to the renovation cost.

Buy (commercial conversion). Buying a standard apartment for €800k (Zone A) makes no sense. But finding a €250k conversion project gives you an asset + EU Residency. It's the best "Plan B" trade in the world right now.
