What is an Andelsbolig?

An Andelsbolig is a co-operative housing unit. You buy a 'share' of the building association, which gives you the right to live in a specific apartment. Prices are capped by the government, making them much cheaper than 'Ejerbolig' (free market) flats, but you cannot get a standard mortgage for them (only a bank loan).

What is Boligskat (2024 Reform)?

The new Danish property tax system came into effect in 2024. For new buyers, taxes are based on current, often higher, public valuations. You do NOT get the 'tax discount' that existing owners received. This makes buying effectively more expensive than before in popular areas.

Prepare for a shock. The standard is 3 months' deposit PLUS 3 months' prepaid rent (plus the first month's rent). For an apartment costing 14,000 DKK/month, you might need nearly 100,000 DKK upfront.
